Cooperative Apartment Purchase Price

What does it mean?

The insats is the price you pay to acquire a cooperative apartment — the amount paid to the seller. It is not the same as the cash down payment (kontantinsats), which is the portion you pay with your own funds (at least 15%). The remainder of the purchase price can be financed with a mortgage using the apartment as collateral.

The purchase price is determined by the market and varies greatly between cities and neighborhoods. In central Stockholm, a one-bedroom can cost SEK 3–5 million, while the same size in a smaller city might cost SEK 500,000–1 million. When buying new construction, the price is set by the developer and may require advance payment.
